Hamilton, ON home prices: new homes, rents and vacancy

Statistics Canada's new housing price index for Hamilton stood at 106.4 (December 2016 = 100) in September 2026, down 4.0% over a year and down 8.4% over five years. The average two-bedroom rent was C$1,659 in the October 2025 survey, up 1.4% on the year before. Rental vacancy was 3.6%. Builders started 2,334 homes in the last 12 months. Our simple reading of these numbers: prices falling.

What the numbers say

• New-home prices down 4.0% over a year: builders are discounting.
• Rental vacancy 3.6% (+1.2 points in a year): balanced.
• Average two-bedroom rent up 1.4% over a year.
• Housing starts in the last 12 months down 15% on the 12 months before (less new supply coming).
